Single Women: Redefining Homeownership in Today's Market

For decades, the real estate market has seen a powerful shift: single women emerging as a significant force among homebuyers. They're not just seeking a place to live; they're pursuing stability, community, and the unique fulfillment of owning their own homes. But how did this trend begin, and what's driving it?
 
A Historical Perspective: Breaking Barriers
Flash back to 1981. While Dolly Parton topped the charts, the National Association of REALTORS (NAR) began tracking home buyer trends, revealing a suprising fact: single women were already outpacking single men. However, it's important to remember that it wasn't until 1974 that women could legally obtain a mortgage without a male co-signer, thanks to the Fair Housing Act and the Equal Credit Opportunity Act.
 
The Numbers Don't Lie: Single Women's Growing Presence
In 1981, single women accounted for 11% of home buyers, compared to 10% of single men. Fast forward to 2024, those shares stand at 20% for single women, while single men account for just 8%. The highest share of single women buyers was in 2006 at 22%.
 
 
This trend is even more pronounced among first-time buyers. While married couples dominated in 1985 (75%), that share is now 50%. Single women first-time buyers grew from 11% in 1985 to 24% in 2024, compared to single men's increase from 9% to 11%. 
Why Homeownership? Stability, Community, and Family
Both single men and women cite the desire to own a home as the primary reason. However, women place a higher value on being close to friends and family. Men are more likely to cite retirement as a purchase motive.
Another significant factor: single women are more likely to have children under 18 in the home and are slightly more likely to purchase a multi-generational home. This highlights the importance of stability in family-oriented decisions, ensuring consistent schooling and a secure living situation. 
Financial Sacrifices and Planning
Single women typically purchase homes with lower household incomes compared to single men. The numbers prove this: women have a household income of $71,300 while men make $87,500 as first-time buyers.
 
To achieve homeownership, 44% of women make financial sacrifices compared to 37% of men. These sacrifices including cutting spending, canceling vacations, and even taking on a second job.
These sacrifices add up but can take a number of years, which also may contribute to the slightly higher age of single female buyers. The median age of single women as first-time buyers is 40, while men have a median age of 34.
 
The Modern Homeowner: Value and Technology
Today's single women homebuyers are increasingly interested in properties that align with their values, whether it's sustainability features or proximity to public transport. Technology also plays a vital role, with online platforms and social media making the process more accessible and connected.

Single women continue to assert themselves in the market with confidence and resilience. They are actively shaping trends through their preferences and choices, prompting real estate professionals to adapt thier strategies to better cater to this demographic's unique needs.

By prioritizing community connections and making sacrifices along the way, these women are not only achieving personal milestones, but also transforming what it means to be a homeowner today. As we celebrate this movement toward greater representation in real estate ownership, among single women, we must recognize the impact they have on shaping our communities and our markets alike.
